One Offices, One Za'abeel

Located within Dubai’s One Za’abeel iconic development, One Offices is a premium workplace that emulates the refinement of a hospitality environment. Designed by JLL to sit alongside the neighbouring One&Only Urban Resort and the Michelin-starred restaurants in the skybridge, the interior scheme turns the traditional office model on its head, blending high-spec private suites with elegant communal spaces.

Design Concept

Our lighting scheme adds ambience and character to the hospitality-influenced design narrative while enhancing the functionality of each office. The reception and shared areas feature subtle yet impactful lighting details, designed to create warmth and visual drama. In the working areas, a flexible design solution allows each occupant to tailor the lighting to their individual requirements.

Key Lighting Solutions

 

Statement design features

A sculptural lighting installation is the main focal point within the double-height lobby and comprises 500 handblown glass birds. The centrepiece flows through the central staircase and playfully links the two floors. Layers of architectural light frame the piece, bouncing light onto the glass elements to create a glistening effect.

 

Integrated layers of light

In the lounges and breakout areas, fittings were concealed within the joinery and architecture to preserve the visual harmony of the space. Downlights illuminate the seating areas and extend into the circulation zones to establish a natural sense of flow. Concealed lines of light turn each display area into a focal point, ensuring the objects on the shelves are beautifully highlighted.

 

Adaptable lighting

The lighting schemes within the workplace suites are designed to adapt to varying spatial layouts and working styles. A rectilinear track and spotlight solution mirrors the sleek lines of the architecture and features adjustable fittings that can be easily reconfigured as layouts evolve.

 

Visual comfort

The goal for the meeting areas and conference rooms was to create a soft backdrop of light for calls and collaborative sessions. A mix of cove lighting and downlights produces a gentle layer of ambient illumination. Decorative luminaires add visual interest, ensuring that each space has its own sense of character.
